H Street Retail

H Street has gone from from up and coming to already arrived. Similar to 14th street, the 1968 riots decimated many buildings that were in left in disrepair for decades. Most of the rennovations started in the 100 block and slowly progressed eastward to 1400 H.  The changing landscpae has accelerated in the last six months as new building owners and businesses arrive making their mark.  Whole Foods Market just signed a 39,000 square foot lease between 6th and 7th H and Douglas Development’s announced they will build apartments with 10,000 square feet of retail at 501 H .  H Street will continue to mature and get only better with time especially when the long awaited H streetcar arrives at the end of 2014.  Our latest comp report run just yesterday shows retail rents averageing about $37 psf with $62 psf at the high end and $20 psf on the low side.  The differences in pricing are due to the condition of the building, type of use, and location.
